- Water category: The single biggest factor. Category 3 water forces disposal of carpet, drywall, and insulation that clean water would only need drying.

- Materials affected: Hardwood and finished basements cost multiples of concrete and tile to restore.

Insurance: read this before you sign anything
Sudden events (burst pipe, appliance failure) are usually covered by homeowners insurance; gradual leaks and outside flooding usually are not, flooding needs separate flood insurance. Call your insurer before signing a restoration contract, photograph everything, and be wary of companies pushing an "assignment of benefits" document at the door; it signs your claim's control over to them. Can you DIY this?

Anything involving more than a few gallons inside walls or flooring, any gray or black water, or any musty smell days later belongs with a certified restoration company. The failure mode of DIY drying isn't visible today; it's a mold remediation invoice in three months that costs more than the original mitigation would have.
